Benefits Of The Diffusers

How Metricon Uses Scent to Shape the Display Home Experience

Post byAltitude Creative

The details that shape a space are not always the ones you can see.

For a prospective homeowner, walking through a display home is about far more than inspecting a floorplan. It is an opportunity to imagine living there: entering through the front door, moving through the kitchen and living spaces, experiencing the finishes and beginning to picture the home as their own.

For Metricon Homes, that experience is carefully considered. Since 2019, Scent Australia has worked with Metricon to introduce another layer to selected display environments: scent.

Today, Metricon's fragrance programme extends across multiple Victorian display home locations, using a fresh signature fragrance and strategically positioned commercial scent diffusers to create a consistent and considered atmosphere for visitors.

Creating the feeling of a brand-new home

Display homes are designed to present a finished vision. Architecture, materials, styling, lighting and landscaping all work together to create an environment that feels aspirational while still allowing visitors to imagine themselves living within it.

Scent can become part of that same experience.

Rather than introducing an obviously perfumed environment, the objective for Metricon was more subtle: create a fragrance that reinforces the clean, fresh feeling associated with entering a beautifully presented new home.

Metricon Signature was selected for that role — a fresh, waterfall-inspired fragrance composed around a crisp aquatic accord, cyclamen, hints of lemon rind, stream mint and a soft jasmine undertone.

The result is intentionally understated. The fragrance is designed to feel as though it belongs within the environment rather than competing with it.

What is scent marketing in a display home?

Scent marketing in a display home is the strategic use of ambient fragrance to contribute to the atmosphere experienced by prospective buyers as they move through a property.

Unlike a conventional air freshener, commercial scenting can be planned around the customer journey, the architecture of the space and the emotional qualities the brand wants the environment to communicate.

For Metricon, the emphasis is on freshness, consistency and first impression.

The fragrance is deployed around the front entry and principal open-plan living zones — areas where visitors form their earliest impressions and typically spend significant time during a display-home walkthrough.

At Studio M, the scenting programme extends across multiple diffuser points to help maintain the experience throughout the environment.

Designing scent around the space

Commercial scenting is not simply about choosing a fragrance. Effective deployment also depends on where scent is introduced, how strongly it is diffused and which technology is appropriate for each environment.

Scent Australia's work with Metricon incorporates several commercial diffuser formats, including ScentPro™, ScentLux™ and ScentLite™, selected according to the requirements of individual spaces.

This allows fragrance delivery to be designed around different room sizes, layouts and applications rather than relying on a single solution everywhere.

Consistency across multiple display locations

One of the challenges for any large brand is ensuring that an experience remains recognisable as the physical footprint grows.

Metricon's scenting programme began at a single site and has since expanded into a growing portfolio of Victorian display locations. The current case study spans six sites, with Studio M alone incorporating multiple diffuser points across the location.

That progression is significant because commercial scenting at scale requires more than fragrance alone. Equipment, scent intensity, placement, servicing and fragrance supply all need to remain coordinated between locations.

For national and multi-site organisations, this consistency helps scent operate as part of a broader brand environment rather than as an isolated feature within an individual venue.

From visual design to sensory design

Metricon's own customer experience places significant emphasis on design and personalisation. Through its display homes and Studio M experience, prospective homeowners can explore layouts, finishes, materials, colours and interior choices before creating a home of their own.

Scent introduces an additional sensory dimension to that environment.

A space can look pristine, contemporary and inviting. The right fragrance can support those qualities by giving the environment another subtle signal of freshness and completion.

This is where scent becomes particularly valuable in property, interiors and experience-led environments: it does not need to dominate the space to influence how that space feels.

A signature fragrance as part of the brand experience

A signature fragrance is a scent selected or developed to represent the character of a brand or environment consistently across customer touchpoints.

For Metricon, that does not mean creating an overpowering fragrance that visitors consciously notice in every room. The strength of the approach lies in restraint.

Metricon Signature supports the impression the space is already designed to create: clean, fresh, finished and ready to experience.

It demonstrates an important principle of signature scenting: the most appropriate fragrance is not simply the scent that smells best in isolation. It is the scent that makes sense for the brand, environment and experience surrounding it.

Why scent matters in property and display environments

Property is inherently experiential. Prospective buyers walk through rooms, touch surfaces, observe natural light, notice materials and mentally place themselves within the environment.

Scent gives designers and brands another element with which to shape that experience.

For display homes, sales suites, property developments and real estate environments, commercial scenting can be used to support:

  • First impressions as visitors enter a space.
  • A sense of freshness within new and carefully presented environments.
  • Atmosphere alongside architecture, styling and lighting.
  • Brand consistency across multiple properties or locations.
  • A recognisable sensory identity when a signature fragrance is used consistently.

Frequently asked questions

Can scent marketing be used in display homes?

Yes. Commercial scenting can be designed specifically for display homes, sales suites and property environments. The fragrance, diffuser technology, intensity and placement can all be selected according to the size of the space and the experience the property brand wants to create.

Where should fragrance be positioned in a display home?

There is no universal placement strategy. Entry areas and major living spaces are often important because they form a significant part of the visitor journey, but diffuser placement should be assessed according to floorplan, airflow, room volume and intended fragrance intensity.

Can one fragrance be used across multiple locations?

Yes. Multi-site scenting allows organisations to establish a consistent fragrance experience across numerous locations. Commercial deployment should include consideration of equipment, fragrance supply, servicing and appropriate scent levels for the individual spaces.

What is a signature scent?

A signature scent is a fragrance chosen or created to represent a particular brand or environment. It can become part of a wider sensory identity alongside visual design, sound, materials and other elements of the customer experience.

Could scent become part of your customer experience?

From a single display environment to a national portfolio, Scent Australia works with businesses to develop fragrance strategies, select commercial diffuser technology and maintain consistent scent experiences across their spaces.
